What Hutto actually costs right now
Hutto spent a decade as the affordable answer to Round Rock. It is still the affordable answer, but the gap has narrowed and the market in 2026 looks nothing like the market in 2021.
Two things matter more than the headline number. The first is that prices in the 78634 ZIP have softened: the average home value in 78634 is down roughly 6.5 percent year over year, and Williamson County as a whole saw average values fall from $473,876 in 2025 to $455,812 in 2026. The second is that homes are taking far longer to sell. Days on market in 78634 stretched to about 106 days, compared with roughly 66 days a year earlier.
Put those together and you get the practical read: buyers have leverage in Hutto for the first time since 2019, and sellers who price on 2022 comps will sit. That is not a sales pitch in either direction. It is just what the data says, and it is why we spend so much time on pricing strategy before a listing goes live.

The property tax math, not rounded off
Property taxes are the single biggest surprise for people moving to Hutto from out of state. Texas has no state income tax, and the trade is that property tax rates are high. Here is what makes up a Hutto tax bill for the 2025-26 tax year.

On a home assessed at $350,000 with no exemptions, roughly 2.0 percent works out to about $7,017 a year, or about $585 a month on top of principal, interest and insurance. That is the number that breaks a pre-approval when nobody mentioned it.
The exemptions that change the number
- Residence homestead exemption. If you own and live in the home as your principal residence on January 1, you can file. It removes a chunk of value from what the school district taxes and caps how fast your assessed value can rise. It is free to file and you only file once.
- Over-65 and disabled person exemptions. Additional value removed, plus a school tax ceiling that freezes the school portion of your bill.
- Disabled veteran exemptions. Scaled to disability rating, up to a full exemption at 100 percent.

Hutto ISD, campus by campus
Hutto Independent School District serves the city and a good deal of surrounding Williamson County land. It runs eight elementary campuses, three middle schools and a two-campus high school structure, plus two alternative programs.

What living here is actually like
Hutto is a town of about 42,000 people that was under 15,000 fifteen years ago. It grew 9.4 percent in a single year between July 2023 and July 2024. That growth is the defining fact of daily life here, in both directions.
The good part
- You can still afford a yard. The whole reason Hutto filled up is that a family priced out of Round Rock or Cedar Park could get more house and more lot here.
- The commute works if you plan it. US 79 runs straight west into Round Rock and connects to I-35, and SH 130 gives you a toll route south toward the airport and southeast Austin that avoids I-35 entirely. SH 130 costs real money daily, and it is worth pricing before you assume the commute.
- The town leans into being Hutto. The hippo mascot is genuinely everywhere, there are painted hippo statues around town, and the old downtown along East Street has been slowly filling in with places worth walking to.
The part nobody puts in a brochure
- Infrastructure is chasing rooftops. Roads, retail and school capacity are catching up to a population that arrived faster than anyone planned for. That is improving, but if you are moving from an established suburb, notice it.
- New construction dominates the inventory. Many neighborhoods went up between 2005 and 2022 by a handful of production builders, so floor plans repeat. If you want character and mature trees, you are looking at a much smaller pool: older Hutto near downtown, or established sections like Emory Farms.
- Check for a MUD or PID. Some Hutto subdivisions carry a Municipal Utility District or Public Improvement District assessment on top of the rates above. It is disclosed, but it is easy to skim past. Ask about it on any home you are serious about.
