Why people pay more to live here
Round Rock is what Hutto and Pflugerville are trying to become. It has the retail, the hospital systems, the employer base and the park system that come from being built out over decades rather than years. Dell Technologies is headquartered here, which anchors a professional employment base that most Austin suburbs do not have.
The practical version of that premium: you are paying for shorter drives to almost everything, an inventory that includes genuinely mature neighborhoods with grown trees, and a school district with real scale.
The tax surprise, in the good direction
Here is something most people relocating do not expect. Round Rock's higher home prices are partially offset by a lower tax rate. Round Rock ISD's 2025 rate of $0.8931 per $100 is the lowest among the major Williamson County school districts, and it is more than 30 cents per $100 below Hutto ISD's $1.2052. On a $450,000 assessed value, that difference alone is roughly $1,400 a year.

How Round Rock breaks down
Round Rock is not one market. It is at least four, and they behave differently.
- West Round Rock (78681). Generally the highest price per square foot in the city. Closer to the 45 and 183A toll corridors and Cedar Park, largely Round Rock ISD, with established neighborhoods and mature landscaping.
- Central and old Round Rock (78664). The historic downtown core has been substantially revitalized, and the surrounding housing stock is older and more varied. This is where you find character rather than production floor plans.
- North and northeast (78665). Newer construction, larger lots on average, and the section that connects most naturally toward Hutto and Georgetown. Often the best value per square foot inside city limits.
- The school district edges. Not every Round Rock address is Round Rock ISD. Portions fall into Pflugerville, Leander or Hutto ISD. This matters for both schools and tax rate, and it is the single most common thing people get wrong about a Round Rock address.

We work all five of these markets, and we do not have a favorite. The honest answer for most families is that the right city depends on where you actually drive on a Tuesday morning, and on whether the school tax rate difference matters more to you than fifteen minutes of commute.
