What Brooklands isBrooklands is one of Hutto's newest master-planned communities, with its first homes built in 2019 and construction continuing by Castlerock, Chesmar Homes, Gray Point Homes and Pacesetter Homes. Homes range from about 1,297 to 2,730 square feet on lots mostly between 0.1 and 0.2 acres, with some as large as a third of an acre. Pocket parks are scattered throughout, alongside a 65-acre park with open space, an amphitheater and walking trails.

Buying in a community that is still building

An actively-building community is a genuinely different transaction, and this is the part where having a broker on your side pays for itself several times over.

You are negotiating against a builder, not a family

Production builders protect the recorded sale price, because every closing becomes a comparable sale that supports the rest of their inventory. So they will resist cutting the price and will happily give you value in other forms: interest rate buydowns, closing cost credits, upgrade allowances, waived lot premiums, or appliances and blinds included. On a slower 2026 market with standing spec inventory, those concessions can be substantial.

The single most expensive mistake in new construction Walking into a builder's model home alone, without your agent, and registering. Most builders will not pay a broker who was not present or registered at your first visit, which means you lose your representation for free. It costs you nothing to bring us. Bring us to the first visit, or call us before you go.

Resale in a still-building community

If you buy today and need to sell in two or three years, you may be selling against the builder's brand-new inventory in the same neighborhood, with their incentives attached. That is a real headwind, and it is the main reason we are cautious about short-hold new construction. If your horizon is five years or more it matters much less.

Independent inspection on new construction

Get one. A new home is not an inspected home. We recommend a pre-drywall inspection as well as a final walkthrough inspection, and we recommend an inspector you hired rather than one the builder suggested. Builders in Central Texas build fast, and fast construction produces findings.

Confirm the current school zone at Hutto ISD attendance zones, and parcel and tax detail at Williamson Central Appraisal District. Some Hutto master-planned communities carry MUD or PID assessments, so verify that before you budget.

Should I bring a realtor to a new construction builder in Hutto?

Yes, and you should bring them to your very first visit. Most production builders will not compensate a buyer's agent who was not present or registered at that first visit, which means walking into the model home alone typically forfeits your representation with no saving to you. Builder representatives work for the builder. Having your own broker costs you nothing and matters most in new construction, where the negotiation is over rate buydowns, closing credits, upgrades and lot premiums rather than the recorded price.
