The advantage of a fifteen-year build window
Most Hutto subdivisions went up inside a tight window, which means everything in them is roughly the same age and roughly the same size. Riverwalk is different. Building started in the mid 2000s and did not finish until 2021, so the neighborhood contains homes across nearly two decades of construction, from about 1,295 to 2,999 square feet, on lots ranging from roughly 0.13 to 0.35 acres.
For a buyer that is genuinely useful. You can stay inside one neighborhood, one set of amenities and one HOA while choosing between an older home on a larger lot with mature trees and a newer home with current finishes and systems.
What it means for pricing
It also makes Riverwalk harder to value than it looks. A 2006 Centex build on a third of an acre and a 2020 DR Horton build on a tenth are not comparable sales for each other, even on the same street. Automated valuation tools handle this badly, which is exactly why an online estimate on a Riverwalk home is often well off.
The HOA figure above was reported as of August 2022 and should be confirmed as current before you rely on it. Confirm the school zone at Hutto ISD attendance zones, and parcel detail at Williamson Central Appraisal District.
